Five ordinary Reasons to Buy a New Build Home

New build homes are popping up all over the country, with many areas crying out more homes to be built to house the expanding population.  There are some really great reasons to invest in a brand new home; here are some of the main reasons!

One: Ready to Move In

The main benefit to buying a brand new home is that it is ready to simply move into and unpack with no need to worry about renovating or decorating.  The finish of new build homes is always neat and tidy, with many buyers able to make their own decisions about things like the bathrooms and kitchens (depending on which stage of the build the property is at when they reserve it).  Most developers allow the buyer to choose kitchen cabinets, worktops, and flooring. This means you can just move in and start enjoying your new home without any hassle!

Two: Built for Modern Standards

New builds have strict regulations they must adhere to in order to be allowed to be built.  These regulations include not only the structure of the property, but often also things like environmental standards and economical enhancements.  New build homes are generally much cheaper to run than older properties, as they have the most up to date standards of insulation and security. Many new properties are built with smart home features as well, allowing you to easily install and use technology within your home.  You might even have things like solar panels installed!

Three: Incentives to Buy

Lots of developers run several offers and incentives to try to encourage more buyers.  These could be including freebies with the sale (such as including fitted carpets throughout) or financial incentives like paying your stamp duty for you.  If you are not a first time buyer, they sometimes have offers to help you sell your existing home too, or perhaps part exchange it for a larger property.  It is always worth asking about any offers they may have running.

Four: That New Home Feeling

One of the best things about buying a new build is that you are the very first people to live there.  You are able to put your mark on the property and enjoy that space as the only owners of that home.  It also means that you do not have to worry about what state the previous owners have left it in, or whether you need to cover up that hideous wallpaper or not!  You will be moving into a spotless home.  A key benefit of buying new is that you will not be part of a complicated chain either – less risk that the purchase could fall through as you are not waiting for the previous owner to move into their next home.  This makes new builds ideal for first time buyers!

Five: Security and Safety

The final reason to buy new is that all new builds are covered by a warranty for ten years.  This covers anything that might happen to the house which is as a result of the builders.  This is a good thing to have, as repairs to structural issues can be extremely expensive to fix.  The NHBC warranty covers lots of things, and there will be information available to you when you move in about what is or is not covered.  It can offer a good level of peace of mind in the event that something happens to your home.
